
Aundh has been a good address in Pune for far longer than Baner or Balewadi, and its housing shows it. Buildings from the 1990s and 2000s around ITI Road, DP Road and Parihar Chowk, bungalow plots, a few newer towers, and generous room sizes throughout.
Almost all of the interiors work here is renovation — and renovating a well-built older home is a genuinely different discipline from furnishing a new tower flat.
What older Aundh homes give you
Space, mainly. Rooms planned before compact-efficiency became the norm: real dining areas, deep balconies, thick walls that hold temperature, and mature tree cover outside. Ceiling heights are often better than current construction, and cross-ventilation is usually properly worked out.
They also frequently contain a redundant passage, an oversized lobby or a small room that no longer earns its space — which is the opportunity. In a new tower you optimise around a fixed plan. In an Aundh flat you can genuinely re-plan: merging a passage into a dining, converting a servant room into a utility and pantry, or opening a kitchen partially into the living space.
Any wall removal needs a proper structural assessment and, where required, a designed support. It is also the single biggest difference an interior can make to a home of this vintage.
What has to be replaced
- Electrical, completely. Wiring from the nineties was never designed for today's load. Modern distribution board, adequate earthing, correctly rated circuits. This is the foundation, not an add-on.
- Plumbing lines, where galvanised iron has corroded internally. Replace while the walls are open.
- Bathroom waterproofing, which is well past its practical life at this age.
- Window systems. Original aluminium sliders leak dust and noise; upgrading is one of the highest-satisfaction changes in an Aundh renovation.
- Damp treatment on external and top-floor walls before any joinery goes near them.
- Anti-termite treatment at the carcass stage — worth doing given the tree cover.
Designing for the light
Aundh's mature trees give many of these homes soft, filtered light that suits warm neutrals, natural veneer, textured plaster and matte finishes far better than high gloss. Windows facing greenery also collect more dust and insects, so good mesh, sealed frames and easily cleanable window treatments earn their place.
Access realities
Many older Aundh buildings have one small passenger lift or none above a certain vintage, and narrow staircases. Joinery has to be designed as components that can be carried up by hand — a real constraint that changes how carcasses are broken down and one that a studio unfamiliar with older Pune buildings routinely gets wrong.
Aundh interior cost bands, 2026
- New tower flat, 2 BHK: ₹9 L to ₹15 L.
- New tower flat, 3 BHK: ₹15 L to ₹26 L.
- Full renovation of an older flat: ₹2,300 to ₹3,600 per sq ft carpet including civil, electrical and plumbing rework — commonly ₹18 L to ₹34 L for a 3 BHK.
- Bungalow or independent house: from ₹35 L, driven by the extent of structural and services work rather than by area.
Budget for what you cannot see
On any renovation of a property over twenty years old, keep 12 to 15% in reserve. Something behind a wall will be different from what the drawing assumed. A well-run project absorbs that without a dispute, provided it was budgeted and the change-order process was agreed in writing at the start.
