
Chinchwad is the oldest continuously settled part of Pimpri-Chinchwad, and its interiors market reflects that. Where Ravet and Punawale are about new possession, Chinchwad is largely about renovation — buildings from the 1990s and 2000s, owned by families who have been there a long time, now reaching the point where several systems come due at once.
What you are working with
The stock ranges from four-storey walk-ups and older society buildings around Chinchwadgaon and Link Road to newer towers along the Chinchwad–Ravet corridor. Older flats are typically 2 and 3 BHK with generous room sizes by current standards, thick walls and deep balconies — genuine advantages that new construction rarely matches.
What they need is bringing the services up to date.
The checklist for an older Chinchwad flat
- Electrical load and wiring. Wiring from the nineties or early 2000s was never sized for four air conditioners, an induction hob, a dishwasher and constant device charging. A rewire with a modern distribution board, proper earthing and correctly rated circuits is the foundation of the project — budget it as a real line item.
- Plumbing lines. Older galvanised iron lines corrode from the inside. If you are opening bathroom walls at all, replace them while they are exposed.
- Bathroom waterproofing, which has a practical life of twelve to fifteen years. Redo the membrane while the floor is open.
- Damp on external and shared walls. Ageing terrace waterproofing shows on top-floor and west-facing walls. Treat the source and allow drying time before any joinery goes against that wall.
- Structure before removal. In a building of this age, a wall you assume is a partition may not be. Get it assessed.
- Termite history, common in older Pune stock. Treat at the carcass stage.
The layout opportunity
Because these homes were planned before compact-efficiency became the norm, many contain a redundant passage, an oversized lobby or a small room that no longer earns its space. In a new tower you optimise around a fixed plan. In an older Chinchwad flat you can genuinely re-plan — merging a passage into a dining, converting a servant room into a utility and pantry, or opening a kitchen partially into the living space.
That is where structural competence matters, and it is also the single biggest difference an interior can make to an older home.
Living through the work
Most Chinchwad families cannot move out for three months, so the project has to be planned around occupancy: sequence room by room keeping one bathroom and a working kitchen arrangement available, set up a deliberate temporary kitchen rather than improvising, concentrate noisy breaking and chasing into agreed windows, and seal every doorway properly — concrete dust travels and it damages electronics.
In a fully occupied older society, neighbour tolerance matters too. Four loud days is far easier to accept than six mild weeks.
Access constraints
Many older Chinchwad buildings have one passenger lift and a narrow staircase, or no lift at all above a certain vintage. Joinery has to be designed as components that can be carried up by hand, which changes how carcasses are broken down. Delivery vehicles also often cannot park close in the older lanes, so material timing has to be planned rather than assumed.

On any building over twenty years old, keep 12 to 15% in reserve. Something behind a wall will differ from what the drawing assumed — that is normal, and a well-run project absorbs it without a dispute provided it was budgeted and the change-order process was agreed at the start.
