
Moshi and Chikhali are the newest large residential corridor in Pimpri-Chinchwad — north of Bhosari along the Dehu–Alandi and spine road belt, with large townships, the Moshi exhibition ground nearby, and a steady stream of fresh possessions.
Almost everything here is a new handover, which makes the interiors problem unusually consistent: efficient plans, tight budgets, and buildings that were finished very recently.
What the homes are
Predominantly new towers and township phases: 1 BHK of 400 to 500 sq ft carpet, 2 BHK of 600 to 800, and 3 BHK of 900 to 1,150. Layouts are efficient, kitchens compact with an attached utility, and balconies modest. Buyers are largely first-time homeowners, families moving out from Bhosari and Pimpri for more space, and investors letting to the industrial and logistics workforce nearby.
The one issue that matters most here
Construction moisture. A slab cast eight or ten months ago still holds water, and so does fresh plaster. Fixing a wardrobe flush against a green external wall in Moshi or Chikhali is the single most common cause of a swollen back panel by the second monsoon.
The fix is not expensive, but it has to be decided before installation rather than diagnosed after: a moisture barrier behind the carcass, a ventilation gap so the back panel is not sealed against damp plaster, 710-grade BWP ply where the wall is external, and full edge sealing on every cut.
If your building was handed over inside the last year, this is the question to ask any designer quoting for your flat. The answer tells you a great deal about whether they have worked in new PCMC towers before.
The other new-possession checks
- Close the builder's snag list first. Many handovers here still have rectification pending. Starting over an open snag means paying twice for the same surface.
- Service-lift dimensions. Full boards frequently do not fit. Joinery must be designed as factory-cut components sized to the lift.
- Society interior rules. Deposits, work hours, lift slots and debris charges — all of which change the schedule.
- Ongoing construction nearby. With phases still building out, proper site sheeting and dust control protect the paint and polish you are paying for.
Getting a complete home on a real budget
Spend in order: electrical modifications first, then kitchen carcass and hardware, then wardrobes with lofts, then painting and one simple living-room ceiling. Everything decorative is phase two.
Where compact flats gain space: full-height storage rather than wide storage, sliding rather than hinged wardrobe shutters in narrow bedrooms, a designed foyer unit even 18 inches deep, an uninterrupted floor finish across living and dining, and a properly planned utility balcony that takes the washing machine out of the kitchen.

Timelines
Most buyers here are moving from a rented flat on a notice period, so the date is fixed before the project starts. Work backwards from it — freeze the design and order material before site work begins — rather than forwards from a start date. A well-planned 2 BHK is nine to twelve weeks on site; it becomes five months when design decisions are still being made after work has started.
