Interior Designers in Bavdhan: Interiors for Pune's Family Belt

Bavdhan behaves differently from the investor-heavy nodes on either side of it. Sitting between Kothrud, Chandani Chowk and Baner, with the NDA road and the bypass on its edges, it attracts families who intend to stay — often for a decade or more, often with children moving through school in the same house.



That changes the brief in a way that is easy to miss. In a flat you will sell in five years, you design for resale appeal. In a Bavdhan home, you design for how the household will change while you are still living in it.



The housing mix



Bavdhan spans more formats than most Pune nodes: older mid-rise societies, newer towers, row houses and duplexes, and some independent plots towards the hill side. Apartments run from 2 BHK around 700 sq ft carpet to 3 BHK and 3.5 BHK between 1,000 and 1,500 sq ft. Row houses and duplexes add a staircase, a terrace and sometimes a small private ground level to the problem.



Designing a home that ages well




  1. Children's rooms on a ten-year view. A themed room built for a six-year-old is rebuilt at eleven. Modular systems — an adjustable study, a wardrobe with reconfigurable internals, neutral joinery with changeable soft furnishing — cost the same and last three times as long.

  2. Plan for a parent moving in. A large share of Bavdhan households eventually accommodate an elderly parent. Deciding now which bedroom that would be, and giving it a ground-accessible bathroom with grab-bar backing built into the wall, costs almost nothing at construction stage and is expensive to retrofit.

  3. Storage for a family, not for a photograph. Ten years of a family generates volume. Loft storage, a utility with real shelving, a designed foyer unit and under-bed storage matter more in Bavdhan than a feature wall does.

  4. Durable surfaces on the daily paths. Entry, kitchen, dining and corridor take the traffic. Wipeable paint or laminate at chair-rail height, hard-wearing counters and a floor finish that tolerates cleaning outperform delicate finishes here.

  5. One room that can change use. A study that becomes a guest room becomes a teenager's room becomes a home office. A daybed, a wall of flexible storage and a good curtain do it without a rebuild.



Row houses and duplexes



Where the home is a row house or duplex, three decisions carry disproportionate weight:




  • The staircase. It is the largest visual element in the house and the thing you use twenty times a day. Tread material, railing transparency, handrail comfort and lighting deserve real design attention, and the under-stair volume should be planned as storage or a powder room from the start.

  • Terrace waterproofing. Verify it before spending on the terrace above or the ceiling below. Retrofitting waterproofing after a finished ceiling is stained is the most avoidable expense in this category.

  • Vertical services. Water, power and data have to be planned across floors before ceilings close. Adding a point on the upper floor afterwards means opening a finished surface.



Local conditions



Bavdhan's hill-side exposure means external walls on the west and south take driven rain during the monsoon. Check external walls for dampness before fixing wardrobes or panelling against them, and specify 710-grade BWP ply for any carcass on an external or wet-adjacent wall. Older Bavdhan societies also often need electrical load upgrades before modern appliance use, which should be assessed at design stage.

  • 2 BHK: ₹8.5 L to ₹15 L depending on finish level.

  • 3 BHK: ₹15 L to ₹28 L.

  • Row house or duplex: ₹28 L to ₹50 L, with staircase, terrace and multi-floor services driving the range.

  • Older-property renovation: add 15 to 25% over the equivalent new-flat figure for civil, electrical and plumbing rework.
