
Marunji sits in the pocket between Hinjewadi Phase 2 and 3, Wakad and Kasarsai Road, and its residents are unusually consistent: technology and services professionals who chose the node for one reason, which is a commute measured in minutes rather than hours.
That single fact should shape the interiors more than any style reference.
The Marunji housing stock
Marunji is dominated by large gated townships rather than standalone buildings — clusters of towers with shared amenity decks, internal roads and a common clubhouse. The typical configuration is a 2 BHK of 650 to 800 sq ft carpet or a 3 BHK of 950 to 1,250 sq ft, with a fair number of larger 3 BHK and 4 BHK units in the premium phases.
Township living changes two practical things. Amenities are shared, so homes do not need to accommodate entertaining at scale — the clubhouse does that. And building management is professional, which means interior work is well regulated but tightly scheduled.
Designing around how Marunji households actually run
- Early mornings and shared bathrooms. Households here often start at 7 am together. A vanity with real storage, good task lighting and a dry-wet separation removes more daily friction than any feature wall.
- Two people on calls at once. Hybrid work is the norm in Marunji, and two simultaneous video calls in an 800 sq ft flat is a design problem, not a lifestyle one. The answer is usually a properly acoustically considered bedroom desk plus one alcove elsewhere, rather than a single shared study.
- Weeknight cooking. Kitchens here get used hard on weekday evenings and lightly on weekends. That argues for a durable counter and backsplash and a well-planned working triangle over an elaborate island.
- Entry storage. Township living means daily walking, cycling and clubhouse use. A designed foyer unit for shoes, bags and keys is worth more than its cost in a Marunji flat.
Local site conditions worth planning for
- Wind and dust on high floors. Marunji's towers sit on relatively open ground with long clear exposure. Upper floors get strong wind, which means dust ingress and slamming doors. Good gasketing on windows, door stoppers, and fabric choices that do not hold dust make a visible difference.
- Ongoing construction nearby. Several township phases are still building out. Interior work during an active adjacent phase needs proper site sheeting and a dust-control sequence, or the polish work suffers.
- Township work windows. Managed societies here enforce working hours, material entry timings and lift bookings rigorously. A studio that plans to them finishes on schedule; one that discovers them in week two does not.
- Balcony use. Marunji balconies are genuinely usable for most of the year given the elevation and breeze. Weather-tolerant flooring, one power point and shade planning turn dead square feet into the most used part of the home.
Cost bands for Marunji in 2026
- 2 BHK (650–800 sq ft carpet): ₹8 L to ₹11 L essential, ₹11 L to ₹16 L mid-segment.
- 3 BHK (950–1,250 sq ft carpet): ₹13 L to ₹18 L essential, ₹18 L to ₹26 L mid-segment, ₹28 L+ premium.
Marunji clients frequently ask about phasing, and it is a reasonable strategy here. Kitchen, wardrobes, electrical and any civil work should be done in one go before moving in. Feature panelling, the guest bedroom and loose furniture can follow six months later without disruption.
A note on timelines
Because so many Marunji buyers are moving from a rented flat within a few kilometres, the move-in date is usually fixed by a notice period.
