What the homes are
Larger than the Pune average. 2 BHK of 700 to 900 sq ft carpet, a strong supply of 3 BHK between 1,000 and 1,500, a meaningful number of 3.5 and 4 BHK units, plus row houses, duplexes and villa-format homes in the premium projects. Many units have long views over open or hill-side ground.
Design priorities for larger, greener homes
- Proportion, not quantity. A 200 sq ft living room does not need more furniture, it needs correctly scaled furniture and a defined seating geometry. Under-scaled pieces spread around the perimeter is what makes a large room read like a lobby.
- A real dining zone. Plans here support eight seats. Give it a defined ceiling, a pendant and a crockery wall and the whole home reads more generous.
- Protect the view and the light. Where a room has a long open aspect, keep storage on the blind walls and leave the aperture wall nearly clear. Then design the glare: a sheer for day and a heavy drape for evening is what makes the room usable at four in the afternoon.
- Material restraint. Homes with this much natural light do best with three primary materials carried consistently — natural veneer, textured stone or plaster, matte finishes — rather than eight competing ones. High-gloss acrylic in a room with strong afternoon sun creates reflections that are difficult to live with.
- Children's rooms on a ten-year view. This is a long-stay belt. Modular study and wardrobe systems that adapt from primary school to college, rather than a themed room with a two-year life.
Local site conditions
- Green surroundings make anti-termite treatment at the carcass stage and well-sealed joinery a sensible baseline, and mean windows collect more dust and insects — good mesh and cleanable window treatments earn their place.
- Hill-side and elevated exposure. External walls on the exposed face take driven rain during the monsoon. Check for dampness and treat before fixing any wardrobe or panelling against them.
- Water pressure varies with elevation. Verify it before selecting rain showers or multi-outlet bathrooms rather than after installing them.
- Access. Some internal roads in the Undri and Pisoli stretches are narrow, so large deliveries need planning around vehicle size and turning.
Row houses, duplexes and villas
Three decisions carry disproportionate weight. The staircase — tread material, railing transparency, handrail comfort, lighting, and the under-stair volume planned as storage or a powder room from the start. Terrace waterproofing, verified before you spend on the terrace above or the ceiling below. And vertical services planned across floors before ceilings close, because adding a point upstairs afterwards means opening a finished surface.

- 2 BHK: ₹9 L to ₹15 L.
- 3 BHK: ₹16 L to ₹28 L mid-segment, ₹30 L to ₹42 L premium.
- 3.5 and 4 BHK: ₹28 L to ₹50 L.
