Interior Designers in Wagholi: Getting Value Right in Pune's Fastest-Growing East

Wagholi grew because Kharadi became expensive. New townships along the Nagar Road corridor, larger flats for the money, and a buyer profile split between families making a first purchase and investors letting to the Kharadi and EON workforce.



Budgets here are real, which means the sequence of decisions matters more than the design vocabulary.



What the homes are



Mostly new-construction townships and towers: 1 BHK around 400 to 550 sq ft carpet, 2 BHK of 600 to 850, and 3 BHK of 900 to 1,250, with some larger units in the premium phases. Layouts are efficient, kitchens compact with an attached utility, and amenity decks extensive.



The fresh-handover checklist




  • Construction moisture. A recently cast slab and new plaster still hold water. Wardrobes fixed flush against a green external wall without a moisture barrier and a ventilation gap are the standard second-monsoon failure in this belt.

  • Close the builder's snag list before starting, or you pay twice for the same tile or plumbing joint.

  • Service-lift dimensions. Full boards frequently do not fit. Joinery designed as factory-cut components sized to the lift.

  • Township work rules. Deposits, work hours, material entry timings and lift bookings, enforced rigorously in managed societies.

  • Ongoing construction dust from adjacent phases. Sheeting and dust control during finishing work protect the paint and polish.

  • Water pressure, worth testing before selecting showers and fittings.



Spend in this order




  1. Electrical modifications, planned against a settled appliance list. Done first, done once.

  2. Kitchen carcass and hardware. 710-grade BWP ply for base units and the sink cabinet, whatever the shutter finish is.

  3. Wardrobes with lofts. Loft storage is what keeps a compact flat tidy.

  4. Painting and one simple ceiling in the living room.

  5. Phase two, six to twelve months later: TV unit, feature walls, crockery unit, décor.



What we would not compromise on at any budget: board grade in wet areas, edge sealing, hardware in daily-use drawers, and waterproofing. Those are the four that fail expensively.



Owner versus investor



These need genuinely different specifications. An owner-occupied flat benefits from a proper work setup, a kitchen built for weeknight cooking, real entry storage and blackout in the bedroom. A rental flat should optimise for durability and turnaround: neutral laminate, good hardware, simple ceilings, durable paint, full-height storage — and none of the wallpaper, delicate feature walls or heavy built-ins that limit how a tenant uses the space.

  • 1 BHK: ₹4 L to ₹6.5 L.

  • Rental-ready 2 BHK: ₹4 L to ₹6.5 L.

  • Owner-occupied 2 BHK: ₹7 L to ₹13 L.

  • 3 BHK: ₹12 L to ₹20 L essential to mid-segment.



Phasing works well here



Doing the fixed, hard-to-retrofit work before moving in and adding the visible layer later is a completely legitimate strategy, and the one we recommend to most first-home buyers in Wagholi. What matters is that phase one is designed with phase two already drawn, so the second stage does not mean undoing the first.
