
Viman Nagar has one of the most mixed housing profiles in east Pune. Older societies from the 1990s and 2000s, premium towers along the Nagar Road and Datta Mandir stretches, serviced apartments, and a rental market driven by the airport, the IT corridor and the consulate-and-expat population.
Three quite different briefs, and treating them the same is the usual mistake.
Aircraft noise is a real design input here
Parts of Viman Nagar sit close to approach and departure paths, and noise varies sharply between buildings and even between faces of the same building. It is worth standing in the flat at different times before finalising which room becomes the master bedroom.
What actually helps, in order of effect: proper window gasketing and a well-sealed frame — most noise enters through gaps, not glass; upgrading to a better window system where the budget allows; heavier, lined curtain fabric with generous fullness; soft finishes in the room, since a hard-surfaced bedroom amplifies what does get in; and solid-core rather than hollow internal doors.
None of this makes a flat silent. It makes the difference between noticing an aircraft and being woken by one.
The three Viman Nagar briefs
Older society renovation. Buildings of this vintage need the familiar cluster: a full rewire for modern appliance load, plumbing replaced while walls are open, bathroom waterproofing redone, damp treated on external walls, and window systems upgraded. Room sizes are generous, which gives you room to re-plan.
Premium tower fit-out. Newer high-rise units of 1,000 to 1,500 sq ft carpet, often bought by senior professionals or returning NRIs. Here the effort goes into lighting planned at the electrical stage, material discipline, correctly scaled furniture in large rooms, and glare control on long exposures.
Rental and serviced. Strong demand near the airport and the IT parks. Specify for durability and turnover: neutral laminate rather than gloss, good drawer hardware because that is what fails and gets reported, hard-wearing counters, simple ceilings and durable paint that repaints quickly, and full-height storage — a flat that stores well lets faster than one that photographs better.
Practical site conditions
- Traffic on Nagar Road dictates delivery timing. Material runs have to be scheduled around it.
- Older buildings with a single passenger lift, which means joinery designed as components that can be carried up.
- Newer towers with rationed service-lift slots, booked against a material sequence.
- Dust, given the road and the corridor. Good mesh and sealed frames matter.

- Owner-occupied 2 BHK: ₹10 L to ₹16 L.
