
Thergaon and Kalewadi sit along the Pavana river corridor between Wakad, Chinchwad and Dange Chowk — well connected, priced below the Wakad and Baner belt, and popular with families and first-time buyers who wanted more flat for the money.
Most interiors here work against a real budget ceiling. That is not a limitation, it just means the order of decisions matters more than in a node where the budget absorbs mistakes.
The housing mix
A broad spread: older buildings from the 2000s now due for renovation, mid-rise societies from the 2010s, and newer towers along the Dange Chowk and riverside stretches. Configurations run from 1 BHK around 400 to 500 sq ft carpet through 2 BHK of 600 to 800 and 3 BHK of 900 to 1,150.
Spend in this order
- Electrical modifications. Done first, done once. Adding points later means chasing a painted wall.
- Kitchen carcass and hardware. Use 710-grade BWP ply for base units and the sink cabinet even if the shutters are basic laminate. A shutter can be upgraded in five years; a swollen carcass cannot.
- Wardrobes with lofts. In a compact flat, loft storage is the difference between a tidy home and a crowded one.
- Painting and one simple ceiling in the living room, rather than designed ceilings everywhere.
- Everything else as phase two — TV unit, feature walls, crockery unit — six to twelve months later.
What we would not compromise on at any budget: board grade in wet areas, edge sealing, hardware in daily-use drawers, and waterproofing. Those four are what fail expensively.
The riverside factor
Proximity to the Pavana and the open ground along it means this corridor holds noticeably more ambient moisture through the monsoon than a landlocked node. Practically: 710-grade BWP ply for all kitchen base units, bathroom vanities and utility storage; full edge sealing on every cut including hidden edges and hardware cut-outs; a skirting gap or adjustable legs under floor-standing units so mopping water is not wicked up; and anti-termite treatment at the carcass stage.
Renovating an older Thergaon or Kalewadi flat
If the building dates from the 2000s, expect the familiar cluster: wiring not sized for today's appliance load, bathroom waterproofing at the end of its life, a masonry kitchen platform that needs breaking to fit a modular system, and aluminium sliders that no longer seal against dust or road noise.
The common mistake here is spending on the visible layer — a feature wall, an elaborate ceiling — while leaving the wiring and waterproofing as they are. Five years later the feature wall still looks fine and the underlying problems have got worse and more expensive. In an older flat, spend from the inside out.
Access and logistics
Internal lanes in parts of Kalewadi are narrow and parking is tight, so deliveries need timing outside peak hours. Older buildings may have a single passenger lift, which means joinery designed as components that can be carried up. Both are manageable when planned before material is cut.

- 1 BHK, complete essential interior: ₹4 L to ₹6.5 L.
- 2 BHK, essential: ₹6.5 L to ₹9.5 L; mid-segment ₹10 L to ₹14 L.
- 3 BHK, essential: ₹11 L to ₹16 L; mid-segment ₹16 L to ₹23 L.
- Full renovation of an older 2 BHK: ₹9 L to ₹16 L.
- Rental-ready furnishing, 2 BHK: ₹3.5 L to ₹6 L.
Phasing is a legitimate strategy
There is no requirement to finish a home in one payment. Do the fixed, hard-to-retrofit work before moving in and add the visible layer later. What matters is that phase one is designed with phase two already drawn, so the second stage does not mean undoing the first.
