
The honest answer for a full 3 BHK turnkey interior in Pune is 12 to 16 weeks on site, plus three to five weeks of design and material ordering before anyone touches the flat. Anyone quoting 45 days for a complete 3 BHK is describing a best case that assumes nothing changes and nothing is discovered.
Here is where the time actually goes.
Before site: weeks 1 to 5
- Week 1 — site study and brief. Measurement, existing services, society rules, snag-list status, and a written scope with a budget band.
- Weeks 2 to 3 — design and 3D. Layouts, joinery drawings, electrical plan and visualisation. This is where changes are cheap. A change here costs an hour; the same change in week 9 costs a fortnight.
- Week 4 — design freeze and material selection. Board grades, laminates and veneers, hardware, counters, tiles, paint, lighting. Everything named by brand and series.
- Week 5 — ordering and society paperwork. Factory production starts, deposits are paid, work permissions and lift slots are booked.
Skipping or rushing this block is the single biggest cause of delay later. Projects that start on site with the design half-finished do not save time; they move the delay to a more expensive point.
On site: weeks 6 to 18
- Weeks 6 to 7 — civil and demolition. Any wall changes, bathroom breaking, waterproofing, plumbing shifts. Waterproofing needs its curing time and cannot be compressed.
- Weeks 7 to 9 — electrical and plumbing first fix. Chasing, conduiting, wiring, points. Runs alongside civil where the sequence allows.
- Weeks 9 to 11 — false ceiling and plaster repair. Framing, boarding, taping, sanding. Dusty, and it must finish before anything polished arrives.
- Weeks 11 to 14 — joinery installation. Factory-cut carcasses arrive and are installed: kitchen, wardrobes, TV and crockery units, panelling. The most visible phase, and the fastest-looking.
- Weeks 13 to 15 — counters, tiles and shutters. Counter templating happens only after base units are installed, then fabrication takes 5 to 8 days. This gap surprises people every time.
- Weeks 15 to 16 — painting and finishing. Putty, primer, two coats, texture or wallpaper.
- Weeks 16 to 17 — electrical second fix and lighting. Fixtures, switches, profile lights, testing.
- Week 17 to 18 — deep clean, snagging and handover. Ours includes a written snag list, a rectification window and a handover file with warranties and material records.
The four things that actually cause delay
- Design changes after freeze. Moving a kitchen sink in week 10 means redoing plumbing, the counter cut-out and part of the electrical. One decision, three weeks.
- Late material selection. A laminate chosen in week 8 instead of week 4 stalls the entire joinery line. Selection is not a small task and it should not be left to instinct on a busy weekend.
- Society restrictions. Four-hour work windows, one lift slot a day, or a festival shutdown can add two to three weeks. This is why they belong in the schedule at the start.
- Open builder snags. If the developer is still rectifying, work stops or gets redone. Close the snag list first.
What a realistic schedule looks like by home size
- 1 BHK: 6 to 9 weeks on site.
- 2 BHK: 9 to 12 weeks.
- 3 BHK: 12 to 16 weeks.
- Villa, duplex or a renovation with structural work: 18 to 28 weeks.
Add three to five weeks of design and ordering to each. If you have a fixed move-in date, count backwards from it rather than forwards from today — that is the only way a handover date survives contact with a real site.
How to protect your date
Freeze the design and sign off every material before site work starts. Agree a written change-order process so mid-project additions are priced and scheduled rather than absorbed silently. Ask for a weekly progress update against a dated plan, not a photo. And keep one buffer week — every project meets one surprise.
