
The gap between booking a flat and taking possession is the cheapest window you will ever have to influence your interiors. Almost everything on this list costs a fraction now of what it costs once you are holding the keys and living out of boxes.
Before handover, while the builder is still working
- Ask what modifications the builder will still make. Many Pune and PCMC developers will change a tile, shift a switchboard, add a point or skip a fitting if asked before that stage is executed. Free or cheap now, a chased wall later.
- Decline fittings you intend to replace. If you are redoing the kitchen anyway, ask whether the standard platform, tiles or wardrobe can be omitted with a credit. Paying for something you will demolish is pure waste.
- Get the electrical drawing. Knowing where the conduits and DB actually are, before ceilings and walls close, saves both money and guesswork.
- Confirm your true carpet area. Not built-up, not super built-up. Every interior estimate is built on it.
At the snag inspection
- Do the snag walk with a professional, not alone. Slope in bathrooms and balconies, door and window operation, tile hollowness, plumbing leaks, dampness at external walls, electrical testing at every point. These are the builder's to fix, and only until you sign.
- Check every wet area for slope and drainage. Pour a bucket of water and watch where it goes. A bathroom that ponds will be your problem forever once accepted.
- Test the water pressure, particularly on higher floors, before you choose showers and fittings.
- Photograph everything before the flat is handed over, especially the state of walls, tiles and windows. It settles later disputes in one minute.
Society and paperwork
- Get the society's interior work rules in writing. Working hours, permitted days, refundable deposit, service-lift booking, debris disposal and any restriction on wet work or drilling. These change your schedule by weeks, and every Pune and PCMC society is different.
- Confirm the snag-rectification window. Starting interiors over an unresolved snag means paying twice for the same surface.
Your own decisions
- Decide your appliance list before the electrical plan. Chimney, hob, oven, microwave, dishwasher, water purifier, washing machine, dryer, geysers, ACs. Each is a point, a load and often a plumbing line. Deciding after the wiring is done is the most common avoidable cost in a Pune interior.
- Freeze the design before you take the keys. A design finished during the possession window means site work can start the week you get access, instead of six weeks later. On a 3 BHK, that alone is often two months of rent.
The order that saves the most money
In practice, three things carry most of the saving: agreeing builder modifications before the stage is built, planning the electrical around a settled appliance list, and having drawings and material ready on the day you get possession. Everything else on this list is smaller, and still worth doing.

That is close to the ideal moment to start design. A site study during the pre-possession window, a design freeze a month before handover, and material ordered so joinery arrives in your first weeks turns a five-month project into a three-month one without cutting anything.
