
The kitchen is the largest single line item in most Pune homes, usually 15 to 22% of a full interior budget. It is also the part of the house that gets used hardest and judged most. Here is how to specify one properly.
Start with the layout
- Straight / single wall. The default in compact Pune 1 and 2 BHK flats. Efficient, but counter space is the constraint — plan the working zone between sink and hob carefully and use tall units for storage.
- L-shaped. The most common and usually the best in a 2 or 3 BHK. Gives a natural working triangle and a corner that, with the right pull-out, is genuinely usable.
- Parallel / galley. Excellent where the plan allows it. Keep at least 1.05 to 1.2 m between runs so two people and an open dishwasher can coexist.
- U-shaped. Maximum storage and counter, needs a wider room. Watch the two corners.
- Island or peninsula. Beautiful, and it needs real area. In most Pune flats a peninsula or breakfast counter delivers the same benefit without eating circulation. Islands only work where you have 1 m clear on every side.
Whatever the layout, keep the hob and sink apart rather than adjacent, keep the fridge out of the immediate hob corner, and put the tallest units at the end of a run rather than in the middle where they break the counter.
Carcass material
This is the decision you cannot revisit. For Pune's monsoon humidity: 710-grade BWP plywood for all base units, the sink cabinet and anything in the utility. HDHMR is acceptable for wall units and tall units in a dry position, and is the better substrate for high-gloss or PU shutters because it is flatter. Particle board has no place in a kitchen you intend to keep.
Edge sealing matters as much as the board. Most swelling starts at an unsealed cut edge — insist on banding on every edge, exposed and hidden, and sealing at every cut-out for sink, hob, plumbing and hinge boring.
Shutter finishes
- Laminate — the value option, huge range, durable, easy to replace a single shutter. Matte and textured surfaces hide marks far better than gloss.
- Acrylic — high gloss, mirror-like, premium look. Shows every fingerprint and needs a perfectly flat substrate.
- PU / lacquer — the most refined finish and the most repairable in place, but the most expensive and the most dependent on workmanship.
- Membrane — good for profiled and routed shutters, but it can lift at edges near sustained heat, so keep it away from the hob.
- Veneer — warm and genuinely premium; needs sealing and is less forgiving of splatter.
Hardware is where kitchens fail
Hinges, channels and lift-ups are what break first, and what you touch fifty times a day. This is the wrong place to save, and it is where "soft-close" as a word hides an enormous price range. Ask for the brand and the series, not the adjective — we specify from partners such as Häfele, Hettich and Ebco and name the series on the quotation line so what arrives is what was priced.
Worth specifying: full-extension soft-close drawers in the working zone, a properly engineered corner solution rather than a dead corner, lift-up mechanisms on wall units above head height, and cutlery and bottle-pull internals sized to what you actually own.
Counter and backsplash
Granite for heat tolerance and value, quartz if you want a stain-free marble look and will use trivets, sintered stone if the budget allows both heat and stain resistance. Avoid marble in a kitchen that cooks daily. Seal the backsplash junction properly — that is where water gets behind the counter and into the carcass.
Modular kitchen cost in Pune, 2026
- Essential (BWP base, laminate shutters, standard hardware, granite): ₹1,600 to ₹2,400 per sq ft of shutter area, typically ₹1.6 L to ₹2.6 L for a compact 2 BHK kitchen.
- Mid-segment (full BWP/HDHMR, better laminate or membrane, branded soft-close, quartz): ₹2.6 L to ₹4.5 L.
- Premium (acrylic or PU, premium hardware, sintered stone, tall units and appliance garage): ₹5 L to ₹9 L.
- Luxury, with imported hardware and integrated appliances: ₹10 L and above.
Appliances — chimney, hob, oven, dishwasher — are usually separate and add ₹1 L to ₹4 L.
Five details people regret skipping
- A designed utility or washing area, so the machine and drying leave the kitchen.
- Task lighting under the wall units, over the working surface.
- Enough power points, planned against a settled appliance list before wiring.
- A skirting gap or adjustable legs so mopping water is not wicked into the carcass.
- Loft storage above the wall units for the things used twice a year.
