For a Pune cooperative housing society, a full exterior repaint is one of the biggest maintenance projects the committee will handle, often only once every seven to ten years. It involves a large budget, many residents, work at height and the monsoon calendar. This guide helps managing committees plan it properly.
1. Start with a condition survey
Before inviting quotes, get each elevation inspected for:
- Plaster cracks and hollow plaster.
- Seepage complaints from flats, mapped by wing and floor.
- Terrace and parapet condition.
- Algae, fungus and chalking on old paint.
- Corroded grills, railings and exposed reinforcement.
Exposed or rusting reinforcement, spalling concrete or wide cracks need a structural engineer's opinion before any painting. See when a structural consultant is needed.
2. Write one common specification
Comparing contractors is impossible unless everyone quotes on the same scope. The specification should list:
- Surface preparation: pressure washing, scraping, crack treatment.
- Repairs: plaster patching, sill and drip-mould repairs.
- Waterproofing: which areas, which system.
- Primer and finish: named exterior products and number of coats.
- Colour scheme, with shade codes.
- Scaffolding or rope access, safety measures and insurance.
- Warranty terms and inspection points.
For product tiers, see Berger paints for Pune homes; most major brands offer comparable exterior systems.
3. Time it around the monsoon
Start after walls have dried, usually from October, and aim to finish before mid-May. Read exterior painting around the monsoon for why timing matters.
4. Compare contractors fairly
- Visit at least two societies each bidder painted three or more years ago.
- Check safety practices and worker insurance.
- Ask who supervises daily, and how progress will be reported.
- Link payments to completed and inspected stages, not dates.
Our checklist for choosing painting contractors in Pune applies here too.
5. Choose colours as a group
Shortlist two or three schemes, paint sample panels on the building, and let residents see them in daylight before voting. Mid-tone earthy colours age best in Pune and hide construction dust. Ideas in colour palettes for Pune homes.
6. Communicate with residents
- Share the schedule by wing and elevation.
- Notify flats a day before work reaches their windows.
- Ask residents to secure balcony items and plants.
- Set up one point of contact for complaints.
7. Inside flats: coordinate repairs
Once the exterior is sealed, residents with old damp patches can finally repair and repaint inside. Point them to fixing damp walls before painting and repainting an occupied flat.
8. Inspect before final payment
Walk every elevation with the contractor, list defects with photos, and release retention only after they are fixed. A defects liability period is standard practice.
Value for the society
A well-maintained exterior protects the structure and supports resale values across the building. We look at this in painting and renovation for resale and rental value.
