Many Pune homes bought between 2005 and 2015 are now due for a serious upgrade. Kitchens feel cramped, bathrooms leak, wardrobes have swollen at the base, and the walls need more than a repaint. A home renovation can transform these flats, but only when the work is planned room by room and sequenced correctly.
The golden rule: sequence
Renovations go over budget mainly because work is done in the wrong order. The correct order for most Pune apartments is:
- Society permission and site protection. See our society permission guide.
- Demolition and civil changes.
- Plumbing, waterproofing and electrical rewiring.
- Flooring and tiling.
- False ceiling.
- Carpentry: kitchen, wardrobes, storage.
- Putty, primer and painting.
- Fixtures, lights, deep cleaning and handover.
Paint goes on near the end. Painting before carpentry means repainting after the carpenters leave.
Living and dining
Focus on lighting, a TV and storage unit, and a cohesive colour plan. A false ceiling can hide new wiring and add layered light. Repaint with a premium washable emulsion, and consider one texture accent wall.
Kitchen
The kitchen is usually the largest single cost. Check plumbing and electrical capacity before choosing a layout. Replace swollen carcasses with moisture-resistant boards; our comparison of marine ply vs HDHMR explains why. For planning detail, read modular kitchen design in Pune.
Bathrooms
Older Pune bathrooms often leak into the bedroom wall next door. Retiling without redoing waterproofing is a common and expensive mistake. Redo concealed plumbing if it is more than 12 to 15 years old, waterproof the floor and wet walls, then tile. The damp patch in the adjoining bedroom will only stay fixed if this is done properly; see damp walls and seepage.
Bedrooms
Wardrobes, study units and lighting are the usual upgrades. Check whether existing wardrobes can be refaced rather than replaced. Our wardrobe design guide covers internals and costs.
Balconies and utility
Fix slopes and drainage, add a utility sink if possible, and choose finishes that survive the monsoon. Ideas in balcony design for Pune high-rises.
Walls and painting throughout
A renovation is the right time to treat cracks, fix damp, and repaint every room with a planned palette. Read our Pune colour palettes and painting cost guide before finalising.
Budgeting a renovation
Set aside 10 to 15% as a contingency. Older flats almost always hide something: a corroded pipe, a weak electrical line or hollow plaster. For a broader view of renovation in older buildings, see interior renovation for older apartments.
Living in the flat during renovation
A full renovation is hard to live through. A painting-only refresh is manageable; see repainting an occupied flat. For anything involving kitchens or bathrooms, plan to stay elsewhere for at least part of the job.
Turnkey or separate contractors?
Coordinating a mason, plumber, electrician, carpenter and painter yourself is possible but time-consuming. A single turnkey team takes responsibility for sequence and quality. Our comparison of turnkey interiors vs hiring a contractor sets out the trade-offs, and innovation in renovation covers newer methods that reduce mess and time.
